As your community partner, Crest takes an active role in maintaining the community common areas. To promote preventive maintenance, routine inspections of all common areas and facilities are performed by the Community Manager and Assistant Community Manager. Findings are presented to the board along with maintenance recommendations. 

At the instruction of the board, the Community Manager prepares requests for proposals for both annual service contracts, such as trash collection and landscaping, and preventive and routine repairs, such as painting and playground repairs. Our cost effective approach is to obtain competitive bids from a minimum of three contractors for all projects over $500. The Community Manager ensures all bids are according to scope and prepares a bid comparison for the board.

Proactive Task Management

Our proprietary task management system helps the management team prioritize tasks, manage deadlines, and create reports. Board members can add action items for the management team and see live updates of each active action item in a searchable and sortable, easy to read format. 

Our experience in the industry has shown us that emergencies don't stop at 5:00 p.m. when we do. Board members are provided with the Community Manager's cell phone number for use in the event of an after hours maintenance emergency. Homeowners can report after hours emergencies by calling the office and speaking with our after hours answering service who will report to the management team. 

Our comprehensive vendor list includes qualified and screened service providers with HOA expertise. We maintain current insurance information, including workers comp coverage, for all contractors on the list. Vendors can become preferred providers based on reviews from board and committee members. We do not charge service providers to be on the list and we receive no compensation for referring vendors to the community. We simply want to provide you with the best the industry has to offer.
